One team for your due diligence

Buying or leasing a commercial property means answering several questions: What shape is the building in? Are there environmental risks? Does anything need an engineer? Airdale Inspection L.L.C. handles the inspection and brings in two independent partners for the specialized work, so you deal with one local point of contact.

Airdale Inspection

Commercial property inspection, thermal imaging, field data collection, and cost estimates.

ETS Environmental

Phase I Environmental Site Assessments.

Noble Engineering

Engineering evaluations, signed and sealed by a Texas-licensed engineer.

Commercial property inspection

A visual inspection of the building and site that documents condition, deficiencies, and items that may need repair, replacement, or further evaluation. Our commercial inspector is a CCPIA certified commercial property inspector. We inspect retail, office, warehouse, restaurant, and multi-family properties.

Why clients ask for it: It helps you understand what you're buying or leasing, plan for repairs and maintenance, and negotiate with better information.

Phase I Environmental Site Assessment with ETS Environmental

A Phase I ESA looks at a property's history and surroundings to identify possible environmental problems, such as past industrial use or storage tanks, before you take on the risk. Lenders often ask for one on commercial purchases and loans.

We provide Phase I ESA services in partnership with ETS Environmental & Associates, LLC, a separate, independent full-service environmental consulting firm that has been in business since 1998.

Engineering services with Noble Engineering

Some questions need an engineer's opinion. When they do, we collect the information on site and Noble Engineering Services, LLC analyzes it and issues a signed and sealed report.

Foundation evaluation Coming soon

Our inspector takes foundation measurements and documents signs of movement. The engineer analyzes the data and gives a written opinion on the foundation's condition.

Load-bearing wall evaluation

An engineer's opinion on a wall's structural role, for example before a renovation or a tenant buildout.

Damaged truss evaluation

An engineer reviews a damaged roof truss and gives a written opinion based on the field data we collect.

Cost segregation

An engineering-based study that breaks a building into components that may depreciate on different schedules. Ask your CPA or tax advisor whether it fits your situation.

Additional services

  • Thermal imaging (infrared) to help find moisture, insulation, and electrical issues.
  • Cost-to-cure estimates that put an approximate price on the defects found, for budgeting and negotiation.
  • Draw inspections for construction and renovation projects.
  • Termite inspection (WDI/WDO) by a licensed inspector.

How it works

  1. Tell us about the property

Call or send a request with the address, property type, and what you need (inspection only, or inspection plus environmental or engineering).

  2. We scope and quote

You get a clear scope and price. Engineering and environmental fees appear as separate line items.

  3. Airdale inspects

We inspect the property and collect any field data our partners need.

  4. Partners do their part

ETS Environmental prepares the Phase I ESA, and Noble Engineering analyzes field data and issues sealed engineering reports.

  5. You receive separate reports

Each report is its own document from the firm that prepared it.

Important to know: Airdale Inspection L.L.C. is not an engineering firm, is not registered to practice engineering, and does not offer, perform, or supervise engineering services. All engineering services are offered and performed solely by Noble Engineering Services, LLC (Texas registered engineering firm, TBPELS Firm Registration No. 21369), under the responsible charge of a Texas-licensed Professional Engineer. Airdale's role in engineering services is limited to field data collection and inspection services within its own licensing authority. Only a report signed and sealed by the engineer is an engineering document. You may contact Noble directly at 832.551.1397 before the site visit with any question about who is providing engineering services.

What to expect from the reports

  • Visual and limited in scope. A commercial inspection is a visual, non-invasive assessment of accessible areas on the day of the inspection. It is not a guarantee or warranty.
  • Not a code compliance review or a full accessibility (ADA) survey.
  • Engineering opinions reflect conditions on the date of the site visit and rely on the field data collected.
  • Cost estimates are approximate. They're for planning, not a bid. Get quotes from qualified contractors before making financial decisions.
  • Cost segregation is not tax advice. Neither Airdale nor Noble provides tax advice.

Please read your service agreement for the full terms, including limits of liability.

Credentials

  • CCPIA certified commercial property inspector
  • TREC licensed professional inspector #23719
  • Certified Master Inspector (InterNACHI)
  • Phase I ESA certified
  • Licensed termite (WDI) inspector
  • Veteran-owned, with bilingual (English/Spanish) service

Common questions

Do I need all three services?

No. Many clients start with the commercial inspection and add a Phase I ESA or an engineering evaluation if their lender requires it or if the inspection finds something that needs an engineer.

Who do I pay?

You can pay Airdale. The engineering and environmental fees are separate line items for the services of Noble and ETS, even when we collect them on their behalf.

What property types do you inspect?

Retail, office, warehouse, restaurant, and multi-family properties. Call us if yours doesn't fit one of these.

Can the scope be customized?

Yes. Tell us what matters most to you, such as the roof, mechanical systems, or the site, and we'll build the scope around it.
